Rents Expected to Rise with Continued Demand - American ...

ShareThis

Positive underlying fundamentals continue to support all of the major commercial real estate sectors, but a slowdown in job creation and ongoing tight loan availability has tempered growth in some areas, according to the National Association of Realtors? quarterly commercial real estate forecast.

Although still positive, dampened demand is slightly moderating rent growth, with one exception: the multifamily market.? ?Sharply higher demand for apartments is causing rents to rise at faster rates,? says Lawrence Yun, NAR Chief Economist.? ?A return to normal household formation will mean even lower vacancy rates and higher rents in the future.?

The current commercial real estate cycle has been driven by shifts in demand without an oversupply of new construction.? ?The difficulty small businesses have in getting commercial real estate loans for leasing or purchase is keeping a lid on demand,? Yun explained.? ?Multifamily is the only commercial sector with a notable growth in new space, with some lending provided through government loans.?

With the exception of multifamily, vacancy rates remain above historic averages seen since 1999. Over that timeframe the typical vacancy rate has been 14.4 percent for the office market, 10.1 percent in industrial, 8.1 percent for retail and 5.8 percent in multifamily.

Vacancy rates are marginally declining and rents are modestly rising in all of the sectors, but significant changes in the outlook are unlikely before the end of the year. Many corporate decisions on spending and job hiring are on hold given uncertainty over the upcoming elections, whether Congress will effectively avoid a ?fiscal cliff,? and unsettled issues such as health care and banking/financial regulations.

?Overall companies hold plentiful cash reserves, but they are hesitant to hire without clarity over how these outstanding issues will impact the bottom line,? Yun said.

?Commercial real estate gains could be thwarted if lending from small and community banks dry up from excessive regulatory compliance costs, and if international big-bank capital rules are applied to smaller lending institutions,? Yun added.

The apartment rental market is expected to see vacancy rates drop from 4.3 percent in the third quarter to 4.2 percent in the third quarter of 2013; vacancy rates below 5 percent generally are considered a landlord?s market with demand justifying higher rents.

Areas with the lowest multifamily vacancy rates currently are Portland, Ore., at 2.0 percent; New York City and Minneapolis, both at 2.2 percent; and New Haven, Conn., and San Jose, Calif., both at 2.4 percent.

Average apartment rent is likely to increase 4.1 percent in 2012 and another 4.4 percent next year.? Multifamily net absorption should be 219,300 units this year and 236,600 in 2013.

Stormy Weather: Pat Robertson Refuses To Help GOP By Stopping Hurricane

As I noted in my 1996 book The Most Dangerous Man in America?: Pat Robertson and the Rise of the Christian Coalition, the Virginia TV preacher has in the past claimed the ability to divert hurricanes away from the American coast. In 1985, Hurricane Gloria was menacing the East Coast, and it looked like Virginia Beach - where Robertson's Christian Broadcasting Network is located - might take a direct hit. Robertson claims he prayed, and the hurricane veered off course. (Unfortunately, he didn't pray hard enough. Gloria tracked northward, came back ashore and hit Long Island, N.Y., doing about $300 million worth of damage.)

In August of 1995, Robertson took the credit for diverting Hurricane Felix, which had been threatening the coast but changed course and went out to sea.

"Lord, take the sting out of this Hurricane Felix!" Robertson prayed on his show. "Take the sting out of it! And I ask you that it will peter out and that people will not come to grief, in the name of Jesus."

So why is Robertson, a man whose politics track far to the right, refusing to help his pals in the GOP with their big event?

Well, Pat does work in mysterious ways. And to be honest, his hurricane diversion skills have been a bit rusty lately. In 1998, Hurricane Bonnie slammed into North Carolina and damaged parts of Virginia as well. Virginia also felt the wrath of Hurricane Isabel, a 2003 storm that was particularly deadly and devastating.

And of course there was Hurricane Katrina. That 2005 mega-storm devastated New Orleans. Not only did Robertson fail to stop it, he implied that severe weather is God's punishment on America for allowing legal abortion.

Perhaps Robertson has given up on trying to deflect hurricanes. These days, he seems to believe that God uses hurricanes and other natural disasters to punish wayward communities and nations. In 1998, he warned the people of Orlando that God would smite their city with "earthquakes, tornadoes and possibly a meteor" if they went ahead with a plan to fly gay-friendly rainbow flags from city light poles.

In January of 2010, when a severe earthquake struck Haiti, Robertson seemed to have little sympathy. The people there got what they deserved, he implied.

"Something happened a long time ago in Haiti and people might not want to talk about," Robertson said.

He added, "They were under the heel of the French, you know Napoleon the third and whatever. And they got together and swore a pact to the devil. They said `We will serve you if you will get us free from the prince.' True story. And so the devil said, `OK, it's a deal.' And they kicked the French out. The Haitians revolted and got something themselves free. But ever since they have been cursed by one thing after another."

The idea that God uses bad weather as a form of punishment is by no means limited to Robertson. I am reminded of Stuart Shepard, a staffer at Focus on the Family, who in 2008 made a rather childish video imploring people to pray for "abundant rain, torrential rain...flood-advisory rain" during Barack Obama's acceptance speech during the Democratic National Convention, which took place outdoors.

Of course we at Americans United are hoping for the best for everyone in Florida, Mississippi, Alabama, Louisiana and other regions threatened by this storm. We urge everyone to take sensible precautions and not rely on Brother Pat's storm deflecting abilities. They seem to be mostly the product of his massive ego and an overactive imagination, not a pipeline to the Almighty.

5 Australian soldiers killed in Afghanistan

SYDNEY (AP) ? Australia on Thursday mourned the deaths of five of its soldiers in Afghanistan, three killed by an Afghan army colleague, in the nation's deadliest hours of combat since the Vietnam War.

The Australians were killed in two separate incidents just hours apart late Wednesday and early Thursday.

The first incident took place at a base in Uruzgan province, when a man in an Afghan army uniform opened fire on Australian soldiers, killing three and wounding two, according to Air Marshal Mark Binskin, vice chief of the Australian Defense Force. Hours later, two Australian soldiers died and a crew member was wounded when their helicopter rolled over while landing in Helmand province.

"In a war of so many losses, this is our single worst day in Afghanistan," Prime Minister Julia Gillard said. "Indeed, I believe this is the most losses in combat since the days of the Vietnam War and the Battle of Long Tan. This is news so truly shocking that it's going to feel for many Australians like a physical blow."

Eighteen Australian soldiers were killed in the Battle of Long Tan in 1966. Tom Vasey, a spokesman for the Australian War Memorial, said five Australian soldiers were killed in a 14-hour period in 1971 during the Battle of Nui Le, making that the last time so many died so quickly in a combat zone.

Gillard said the latest bloodshed would not speed up Australia's plans to withdraw troops only after completing their main mission of training an Afghan battalion for securing the restive Uruzgan region. That withdrawal could happen as soon as early next year.

"Our strategy is well defined, our strategy is constant. And we cannot allow even the most grievous of losses to change our strategy," Gillard said. "We are there for a purpose and we will see that purpose through."

Australia has 1,550 troops in Afghanistan and makes the largest military contribution of any country outside NATO.

NATO Secretary-General Fogh Rasmussen welcomed Australia's resolve. "Australia's response to these tragic events in Afghanistan is exemplary. Australia is a strong and steadfast NATO partner," he said in a statement.

The victims were relaxing at the base when the assailant began shooting at close range with an automatic weapon, Binskin said. Soldiers at the base returned fire, but the shooter scaled a fence and escaped.

The Australians tried to revive their comrades, but the wounds proved fatal, he said. One of the wounded soldiers sustained a serious gunshot wound and was evacuated to another base for further treatment. He is in satisfactory condition. The other was treated at the scene.

The Afghan soldier accused of the shooting is named Hekmatullah, and was working as a night guard at the Afghan army base where the international troops had stopped to spend the night, Afghan officials said. Hekmatullah fired at the Australians as they entered the base in Uruzgan province's Chora district, said Abdulhameed Hameed, an Afghan army commander in the south.

Australian and Afghan soldiers were hunting for the killer Thursday, Binskin said. He would not release further details of the attack, and said the shooter's motive was unknown.

Insider attacks, in which Afghan security forces or insurgents posing as soldiers or police fire on their coalition allies, have been rising over the past year and have surged even higher in the last few weeks. Including the latest strike, there have been at least 34 such attacks so far this year, killing 45 coalition members, mostly Americans. Last year, four Australian soldiers were killed by Afghan troops.

In response to the spike in killings, the U.S. has begun using "guardian angels" ? armed NATO service members who are assigned to watch over any gatherings of NATO troops and Afghan soldiers. Binskin said Australia also uses guardian angels, but he didn't know whether such a soldier was in place during Wednesday's shooting.

Gillard, who in the wake of the deaths will be returning early from a meeting of Pacific nation leaders in the Cook Islands, said security for Australian soldiers had been heightened following the latest attack. She acknowledged the incident was a blow for relations between the two nations' soldiers.

"These insider incidents are very difficult for trust between Australian soldiers and the Afghans that they train. They are corrosive of trust," she said.

Thirty-eight Australian soldiers have been killed in the Afghanistan war, and the latest incidents were the country's worst loss of life in a 24-hour period since the campaign began more than a decade ago.

Boy finds a bonanza in whale vomit

Daily Echo via BNPS.co.uk

Eight-year-old Charlie Naysmith shows off the piece of ambergris he found on the beach at Hengistbury Head on the coast of southern England.

By Alan Boyle

An 8-year-old boy in England could be up to $63,000 richer, thanks to a piece of solidified whale vomit he picked up on the beach. The chunk may look like a yellow-brownish rock, but it's actually a primo piece of ambergris, an expensive perfume ingredient that is, um, spewed out by whales.

Charlie Naysmith stumbled upon the loaf-sized lump at Hengistbury Head, on the southern coast of England, the Bournemouth Echo reported over the weekend.

As far as Charlie was concerned, it was just a seaside curiosity.?But after doing some research, he and his family determined that the curious lump could be worth somewhere between??10,000 and ?40,000 ($15,850 to $63,350).

"We have discovered it is quite rare and are waiting for some more information from marine biology experts," the boy's father, Alex, told the Echo.

Charlie is reportedly thinking about using the money to build a house for animals. But first, he and his parents might want to get that expert opinion. It turns out that the ambergris trade can get pretty sticky.

'Floating Gold'
Ambergris is a waxy, bile-like substance that builds up in the intestines of sperm whales, apparently to ease the passage of hard material such as squid beaks through a whale's digestive tract. It's often characterized as whale vomit, and although that's fine as a family-friendly description, the stuff is more widely thought to come out of the whale's back end rather than its front end.

Fresh ambergris smells like fresh whale poop, but after a long period of seasoning and hardening in the ocean, it takes on a more delicate odor. It's been variously compared to the aroma of tobacco, the scent of an old wooden church, the fragrance of seaweed, or the smell of rubbing alcohol without the pungency.

"The problem with trying to describe the smell of ambergris is that it really only smells like ambergris," Christopher Kemp, a biologist and neuroscientist who's written a book about the substance, told Bloomberg Businessweek's Eric Spitznagel.

The title of Kemp's book? "Floating Gold."

The scent of ambergris is what makes it so valuable. The substance has been used as an incense, fragrance, flavoring, remedy or aphrodisiac in many cultures, going back to ancient Egypt and China. Herman Melville devoted a whole chapter of "Moby Dick" (Chapter 92) to a discussion of ambergris and how highly prized it was in 19th-century society. "Who would think, then, that such fine ladies and gentlemen should regale themselves with an essence found in the inglorious bowels of a sick whale!" Melville wrote.

More recently, ambergris?? or ambrein, a compound extracted from ambergris?? has been used as a fixative or fragrance amplifier rather than the main ingredient in perfumes. Ambergris' selling price has been quoted at $10 to $50 per gram, depending on the quality of the specimen. (The Echo estimates that the lump found at Hengistbury Head weighs about 600 grams, which suggests that Charlie shouldn't count on building a $63,000 house for his animals.)

Underground trade
The bad news is that the trade in ambergris isn't what it used to be, in large part due to the endangered status of sperm whales. By some accounts, it's illegal to sell the stuff in many jurisdictions, including the United States. There are some traders who dispute that interpretation of anti-whaling laws, but the stigma has driven perfume companies to look for plant-based substitutes such as labdanum,?or synthetic scents such as?Ambrox. (University of British Columbia researchers reported earlier this year that a balsam-fir gene may provide a path to cheaper ambergris-like compounds.)

Maybe it's the whiff of illegality, or maybe it's just that the stuff is so expensive ? but for whatever reason, there's a clandestine character to the modern-day ambergris market. One of the subjects Kemp interviewed for his book is a full-time dealer on New Zealand's North Island, named Adrienne Beuse. Last year, she was involved in a huge ambergris deal that probably saw hundreds of thousands of dollars change hands. "It was a lot of money ? that's all I can say," one of the sellers said.

The way Beuse tells it, New Zealand's choicest hunting grounds for ambergris are ruled by a gang of aggressive collectors and traders ? a gang that doesn't shy away from violence to defend their turf.?"They're called the Beach Mafia up here," Kemp quotes Beuse as saying. "They claim a proprietary interest in the beach. They are defending, I guess in their minds, their territory. And it's worth a lot of money. If a piece worth $50,000 washes up, they don't want anyone else to find it."

It sounds as if Charlie is lucky to live in southern England rather than northern New Zealand. But he better watch his back.

Health Nutrition And Physical fitness ?

Health, nutrition and health and fitness are the three related areas that determine an individual?s sense of pleasure and well being.

Health involves the physical, psychological and spiritual amounts of the individual. A physically healthful person is one who can hold out normal every day physical activities and answer emergencies with out unnecessary fatigue or pain. The health part of well being, nutrition and fitness is achieved through a balanced program of good nutrition, healthy physical activity, continuous training and mental actions, and social and also spiritual activities. Your choices of the food you eat and your physical activities affect both your own short term and long-term health (how you feel right now and in the future). You could possibly be getting plenty to eat, but if it is not a suitable balance of selections from all five from the basic food groups you may be adding fat to your body without creating the energy to burn your calories and energy on the cells to carry out his or her functions. Healthy physical activity allows burn off any excessive calories you consume, as well as keeps muscles and joints adaptable and strong.

Zija

Your efforts of continued education (studying, attending seminars, in addition to attending formal schooling classes), and faith based activities (social pursuits, attending devotional services, yoga, etc) provides you with a sense of accomplishment and wellness.

An important part of good wellness is being physically fit and maintaining proper body weight. Maintaining health requires following a health diet, and exercising to build and maintain muscle tissues, and to burn from an excess calories.

Nutrition

The nutritional health part of health, nutrition and physical fitness deals with the food many of us consume to maintain our health and wellness and provide energy to continue our daily lives. Nutrition is the method of nurturing or being nourished; the total of all of the processes that a seed or animal utilizes to take in and course of action food substances to keep up a healthy life.

A wholesome nutrition life style requires a balanced diet of foods selected from the a few basic food groups, fruit, vegetables, naturally calcium rich dairy products or calcium enriched items, whole grains, and health proteins (lean meat seafood, peas and beans). Other nutritional factors should also be considered. Most fruits and vegetables are much better if they are consumed natural because heating wrecks some of the healthy nutrition. Steaming and broiling food is better than boiling or even frying foods. Preparing fruit and vegetables surpasses processed or ready foods. The prepared meals generally contain far more salt (sodium) compared to necessary and other taste enhancing substances. Some of the additives do not include any nutritional value on the food and may even be harmful to your health.

More nutritional factors to consider are the variety of the fruits and vegetables in our diet. Nutritional info shows that dark green fruit and vegetables (romaine lettuce, kale, broccoli, and many others.), and orange greens (carrots, sweet potatoes, pumpkin along with summer squash) gives more nutritional value than some of the less colorful vegetables.

Here are even more nutrition facts. Some foods contribute to burning fat. Green tea plays a part in fat burning by improving the body?s metabolism and raising energy level. Foods high in proteins are more difficult to process so they require more calories in the digestive system process.

Good nutrition techniques may not be sufficient for some people they may require distinctive supplements such as CoEnzimeQ10 varieties.

Physical Fitness

Physical fitness portion of fitness, health and nutrition is the ability to carry out activities, enjoy leisure routines and have a healthy immune system to resist disease as well as infection. Developing and maintaining excellent physical fitness requires a balance of good nutrition and different physical exercise.

Implantable devices for treating cardiac arrhythmias, which include ICDs, are already underused in parts of Eastern and Central Europe and there is a risk that the financial crisis could exacerbate the problem. The European Heart Rhythm Association (EHRA), a registered branch of the ESC, is tackling this issue through ICD for Life. The initiative aims to raise awareness about the importance of ICDs and sudden cardiac death in countries in Central and Eastern Europe.

ICD implantation rates in Europe vary widely, ranging from 1 ICD implantation per million inhabitants in Ukraine to 326 in Germany. Treatment gaps between East and West exist for other cardiovascular implantable electronic devices (CIEDs) including implantable pulse generators (IPGs, also called pacemakers) and cardiac resynchronization therapy (CRT) devices.

"This is becoming challenging in a day where the global economy is shrinking and Europe is even more under pressure now," said Professor Angelo Auricchio (Switzerland), president of EHRA. "Usually the first things that are cut in the national budgets across Europe are implantable therapies because they are a long term investment. You have to implant an expensive device for which the return will be seen in 4 to 10 years."

He added: "I'm very afraid that in the bad European economic situation it will become even more challenging to properly treat patients who need implantable devices. With our initiative we hope to raise awareness about the importance of implantable devices and sudden cardiac death so that cash strapped governments do not cut these very important and proven therapies."

An EHRA ICD for Life Summit will be held in Belgrade, Serbia, during 19-20 October, to discuss challenges and unmet needs in Central and Eastern European countries. The Summit is targeted at politicians, health insurance companies, policy makers, representatives of health ministries, arrhythmologists and electrophysiologists. The president of the Summit Organizing Committee is Professor Goran Milasinovic (Serbia), who pioneered the ICD for Life idea.

"Our aim is to convince the decision makers that this is a part of cardiology which needs better financing, and that they will get a return on their investment in terms of decreasing mortality," said Professor Robert Hatala (Slovakia), chair of the EHRA National Societies Committee. "The scientific evidence that these therapies are not a luxury but a highlyefficient therapy with no alternatives is very powerful."

An expected outcome of the Summit is that each country will identify its own obstacles to treating patients with CIEDs and catheter ablation,. EHRA will then help with solutions, which may include training doctors to implant devices and perform catheter ablation. Central European countries, primarily Czech Republic, Hungary, Poland, and Slovakia, who have successfully established arrhythmia programmes under difficult conditions in the last 10-15 years will provide mentoring , hands on training and on-site support.

The Summit will also launch the idea of a Sudden Cardiac Death Awareness Day, which will be held during December 2012 or January 2013. National working groups of arrhythmia and electrophysiology in Central and Eastern Europe will choose the best way of raising awareness of arrhythmias and sudden cardiac death in their country to increase rates of treatment and reduce death. EHRA will award a prize to the country that runs the most successful awareness day.

Professor Auricchio said: "We hope to capture the attention of patients, patient organisations, policy makers and insurance companies and help them understand that sudden cardiac death is an important problem which needs to be solved, because we do have effective therapies."

There are misconceptions surrounding sudden cardiac death. A commonly held view amongst the public is that sudden cardiac deaths are the result of a heart attack, but they are usually caused by cardiac arrhythmias such as ventricular tachycardia. These electrical disorders can be treated with CIEDs. Professor Hatala said: "We want to highlight that we can identify some people who are at very high risk of dying suddenly and that these people need urgently specific therapy."

Jackson family in Gary to mark pop star's birthday

GARY, Ind. (AP) ? Michael Jackson's son and daughter visited their father's hometown of Gary on what would have been the pop star's 54th birthday.

The children, 14-year-old Paris and 15-year-old Prince, were given T-shirts by Gary Mayor Karen Freeman-Wilson as they posed for pictures Wednesday at a casino overlooking Lake Michigan.

Nothing was said by the children during the brief presentation.

A vigil was planned later Wednesday at the house at 2300 Jackson St. where the King of Pop, his siblings and their parents lived until 1969. In the days after Jackson's death, fans piled stuffed animals, flowers and photos outside the home.

Other events planned by the family in Gary include a dinner on Friday and a concert on Saturday.

Romney nominated; wife Ann convention star speaker

TAMPA, Fla. (AP) ? Former Massachusetts Gov. Mitt Romney swept to the Republican presidential nomination Tuesday night, praised lovingly by his wife from their national convention stage as the "man America needs" and cheered by delegates eager to propel him into the fall campaign against President Barack Obama.

The hall erupted in cheers when Romney strolled on stage and shared a hug and kiss with his wife of more than 40 years.

"This man will not fail. This man will not let us down," Mrs. Romney said in a prime-time speech that sounded at times like a heart-to-heart talk among women and at times like a testimonial to her husband's little-known softer side.

"It's the moms who always have to work harder, to make everything right," she said. And she vouched firmly for her husband, who lags behind Obama in surveys among women voters: "You can trust Mitt. He loves America."

Earlier, the Romneys watched on television at a hotel suite across the street from the convention hall as delegates sealed his hard-won victories in the primaries and caucuses of last winter. They ended the evening together in a VIP box just above the convention floor.

To send Romney and ticketmate Paul Ryan into the fall campaign, the convention quickly approved a conservative platform that calls for tax cuts ? not government spending ? to stimulate the economy at a time of sluggish growth and 8.3 percent unemployment.

Republican mockery of Obama began almost instantly from the podium at a convention postponed once and dogged still by Hurricane Isaac. The Democratic president has "never run a company. He hasn't even run a garage sale or seen the inside of a lemonade stand," declared Reince Priebus, chairman of the Republican Party.

More than eight hours in length, the session inside the Republicans' red-white-and-blue-themed convention hall passed up no opportunity to broaden Romney's appeal. Speakers included Hispanic candidates for office; former Rep. Artur Davis, a one-time Democrat and member of the Congressional Black Caucus; businessmen and women and former Sen. Rick Santorum of Pennsylvania, Romney's most persistent, conservative nemesis in the nominating campaign.

"Leadership matters," declared New Jersey Gov. Chris Christie, keynote speaker and not coincidentally a Republican from a majority-Democratic state. "It's time to end this era of absentee leadership in the Oval Office and send real leaders to the White House."

Mrs. Romney's appearance was the highlight of the night, and it turned the proceedings into something of a his-and-hers convention.

"I read somewhere that Mitt and I have a "storybook marriage. Well, in the storybooks I read, there were never long, long, rainy winter afternoons in a house with five boys screaming at once," she said.

"A storybook marriage? No, not at all. What Mitt Romney and I have is a real marriage," she added in an appearance meant to cast her multimillionaire-businessman-turned politician in a softer, more likable light.

While there was no doubt about Romney's command over the convention, the residue of a heated campaign for the nomination was evident inside the hall.

Texas Rep. Ron Paul, who never won a primary or caucus, drew several dozen delegate votes. Earlier, his supporters chanted and booed after the convention adopted rules they opposed, but were powerless to block, to prevent those votes from being officially registered.

Opinion polls made the race a close one as the Republicans' days of pageantry and speechmaking began in earnest, and the man tapped to deliver the keynote address set the stakes.

"Conventions are always huge for a challenger, because they're the ones introducing themselves" to the voters, said New Jersey Gov. Chris Christie.

Convention planners squeezed two days of speeches and other convention business into one after scrapping Monday's scheduled opener because of fears that Isaac would make a direct hit on the Florida Gulf Coast.

That threat fizzled, but it was instantly replaced by another ? that Republicans would wind up holding a political celebration at the same time the storm turned its fury on New Orleans, devastated almost exactly seven years ago by Hurricane Katrina.

Romney's convention planners said they were in frequent contact with weather forecasters, but they declined to discuss what contingency plans, if any, they had to accelerate plans for him to deliver a formal acceptance speech Thursday night.

"This is obviously the biggest speech of my life," Mrs. Romney said as she visited the custom-made podium to prepare for her remarks.

Ratification of a party platform was prelude to Romney's nomination, a document more conservative on abortion than the candidate.

On economic matters, it backs extension of the tax cuts enacted in 2001 and 2003 and due to expire at year's end, without exception. It also calls for an additional 20 percent reduction in income tax brackets that Romney favors.

In a time of 8.3 percent unemployment and the slowest economic recovery in the post-World War II era, that went to the crux of the campaign for the White House.

By contrast, Obama wants to allow existing tax cuts to expire on upper income taxpayers, and has criticized Romney's overall economic plans as a boon to millionaires that would raise taxes on the middle class.

The GOP platform also pledges that a Republican-controlled Congress will repeal, and Romney will sign, legislation to repeal the health care legislation Obama won from a Democratic-controlled Congress. So, too, for the measure passed to regulate Wall Street in the wake of the 2008 economic collapse.

On abortion, the platform says, "The unborn child has a fundamental individual right to life which cannot be infringed."

Romney opposes abortions, except in cases of rape, incest, or when "the health and life of the mother" are at stake, he said in a convention week interview.

Obama, who accepts renomination at the Democratic National Convention in Charlotte, N.C., next week, campaigned in Iowa Tuesday as he set out on a tour of college campuses in battleground states in hopes of boosting voter registration among college students.

Before departing the White House, he made a point of appearing before reporters to announce the government's latest steps to help those in the way of Isaac. He signed a declaration of emergency for Mississippi and ordered federal aid to supplement state and local storm response efforts in the state.

His surrogates did their best to counter Romney and the Republicans.

Los Angeles Mayor Antonio Villaraigosa, dismissing GOP attempts to woo Hispanic voters, said, "You can't just trot out a brown face or a Spanish surname and expect people are going to vote for your party or your candidate." He added, "This is a party with a platform that calls for the self-deportation of 11 million people."

Hispanics strongly favor Obama, according to public polls, and Romney and his party have been seeking to win a bigger share of their votes by emphasizing proposals to fix the economy rather than ease their positions on immigration.

Female voters, too, prefer the president over his challenger, and Democrats have done their best to emphasize GOP opposition to abortion and even suggest the party might try and curtail access to contraceptives if it wins power.

Whatever the impact of those issues, the polls show the economy is overwhelmingly the dominant issue in the race, and on that, the voters narrowly say they trust Romney more.

In an AP-GfK poll taken Aug. 16-20, some 48 percent of registered voters said they trust Romney more on economic issues, to 44 percent for Obama.

However, a Washington Post-ABC News in the days immediately before the convention found that 61 percent of registered voters said Obama was more likable, and 27 percent said Romney.

The convention took place in an atmosphere of security that was both stringent and selective. Thousands of police from all over the country, joined by National Guard troops, Secret Service and others, stood in small groups at checkpoints, demanding those entering a secure area display proper credentials numerous times.

But former Michigan Gov. John Engler and an aide were hustled to the front of a long line waiting to clear security at one building.

Aside from Paul, Romney's long-ago rivals for the party nomination had bit roles at his convention, if that.

Michele Bachmann and Herman Cain posed for a photo after running into each other at the convention center. Newt Gingrich and Rick Santorum were also in town, as well, both with speaking slots, unlike Bachmann and Cain.

Feinstein Wants to Know Why California's Gas Prices are So High

According to U.S. Senator Dianne Feinstein (D-Calif.), California now has the highest gas prices in the continental U.S. On Tuesday, she wrote to the chairman of the Federal Trade Commission to ask for an investigation into why that is the case. Here are the details.

* Californians have faced rapid price increases -- 30 cents per gallon -- since Aug. 6, the senator stated. These increases are more than double the national average over the same time period.

* On Aug. 6, a fire at the Chevron refinery in Richmond, Calif., resulted in reduced refining capacity. However, Feinstein pointed out, the incident did not result in a reduction of gasoline supply that would justify a price increase. In fact, she stated, the state's refineries were producing six million barrels of gasoline per week before the fire and were nearing 6.8 million barrels for the week after the fire.

* According to Feinstein, gasoline sales in California have fallen from 2006 levels of 8.5 million gallons per day to 4.9 million gallons per day this year. California has been exporting fuel and refineries have been operating well below their capacity, the senator stated.

* Despite the excess in capacity, California's gasoline prices remain consistently higher than other western states. The senator reported that gasoline was 14 cents more expensive per gallon than other western states in 2006 and is now 26 cents per gallon higher.

* Feinstein points to a 2009 Government Accountability Office analysis that revealed higher wholesale gasoline prices in highly concentrated areas such as San Francisco, San Diego and Los Angeles. "This study suggests that refineries and fuel marketers in California have accumulated the market power necessary to move prices and maximize profits at the expense of California's consumers," she stated.

* The senator asserts that high gasoline prices are "contributing to significant economic pain" and are jeopardizing the state's economic recovery. According to Feinstein, a report by the University of Southern California's Marshall School of Business stated that every penny increase in gas results in a billion dollars being pulled from the U.S. economy each year.

* The Federal Trade Commission prohibits a single actor or a few collusive actors from setting the market price, Feinstein stated, which is why the senator wants the commission to investigate the prices in California.

* On Monday, the Associated Press reported that U.S. gas prices have risen by an average of 7 cents over the past two weeks. The average price of a gallon of regular costs $3.76. In California, the senator reported, gasoline was averaging $4.09. However, according to Feinstein, the price of gas in the state has reached $4.21 per gallon.

Plus size clothing is often hard to find in the local department store which adds to the frustration of these women. Not to mention the styles, colors and sizes not being readily available when needed.

We live in a society plus sized women are often stereotyped and judged even though no one has gotten to know them. Most of us already know someone who is plus size that do not fit this criteria. I am a plus size woman who has to deal with being criticized and excluded merely because of my size. But when you look into the heart of a plus size women you will find lots of kindness and a desire to escape the issues associated with being plus sized. There is a silent suffering that accompanies this condition. We talk a lot of times about drug addiction but food addiction is I think the worst thing that can happen to any individual. The reason is because society promotes eating. Everywhere you look there is eating. There are billboards, restaurants on every corner, fast food places. Advertisers spend millions of dollars trying to get the plus size women to keep eating. Why do these women fall into the trap? Because it is comforting to know that somehow eating makes you fit in. Food excepts you. No rejection. However, the society we live in often rejects the overweight plus size woman for no reason. It is a discrimination that is daunting and irritating.

Maybe one day we will live in a society that will except plus size women for who they are and not because of their appearance. Being rejected by society is a terrible situation to endure just because of being overweight. I know most would say, ?Just do something about it?. Easier said than done. Its not because these women have not tried. But sometimes temptation is very hard to overcome. For some of these women, the stress of life prevents them from completing the steps necessary to protect their overall health and getting down to the perfect size.

I am not making excuses for the plus sized women but I am trying to make it clear that the society we live in is often cruel to these women. There are many cases where the plus women have conquered the problem of being overweight and is on a road of recovery but overall most struggle with many of the issues mentioned. If our society was more supportive of the plus size women then these challenges would be easier to overcome.
